Special assessment no longer so special in GA


Question:

seal-of-georgiaI know the Georgia Condominium Act has a provision for special assessments ($200 max per year without majority homeowner vote), but what can be said or done about a property manager and board that assess this "special" assessment every single year?

It's very clearly to cover mismanagement and poor budgeting, but what can we (the homeowners) do about it?

It has also been used several times to cover legal fees (which is not allowed by our bylaws).

Do we have grounds to demand the property manager be fired and replaced?
