What are the condo voting regulations for Georgia?

Question:

Our condo association has always sent out ballots to all homeowners to vote for new board members up until about four years ago. Now they put a message on the bulletin board asking if anyone wants to run. If no one signs up to run then the board puts their self back in as officers most of the home owners say they never look at the board. Our assoc. consists of fifty seven units, total of two streets. All board members live one the first street with the exception of one person on our street. We need to know in the Georgia State Bylaws is it required to have a ballot election of all home owners for each association. If so will you please sent me the current Georgia State Condominium Bylaw that states the voting regulations in it. We really need this as the election will be in Sept.
