If you are in default with your condo fee is you master condo association insurance policy is valid? Can the condo association withhold repair to general damages done to your unit from a common area issue?

The quick answer is no. However, it is in your and the Association's best interest for you to become current. It is difficult to pay insurance premiums without the necessary monies. It also creates hard feelings and the desire for the board and community members to take action as you describe, because it is an emotional issue. If you are on the board and considering this, I recommend you don't do it and that you diligently pursue collection as a seperate and distinct item. Don't tie the two together.

I agree with Schuirmann. 
 
In these tough economic times you don't want to make the situation any worse. 
 
Holding repair of damages caused by a common element will also, in my opinion, not help with property values. 
 
For example, if there was a leak from a common element pipe into a unit, withholding repair may cause mold damage to nearby surrounding units and cause more than just the one unit to become damaged. 
 
How would that reflect upon the community and Board?
