Condo association maintenance - who is responsible for exteriors and common areas?

  
  
  
  
  
Who is responsible for the exterior maintenance of condo association units. For example, roof issues, chimney issues, buildings need cleaned or painted, I was given the impression that the Condo Association was responsible for exterior issues when I considered buying my condo, now I am hearing conflicting stories, hope you can shed some light on this issue. Thanks

I would check the condo documents (bylaws) to see what is included as common property. I know in my condo neighborhood the roofs are common property and therefore the responsibility of the association (which by the way we all pay into)while the skylights and windows are the responsibility of the individual owners.

The condo master deed, and bylaws will outline what is common area-responsibility of the association and what is related to each unit. We have a small condominium-4 units and there is not a management company as the other unit owners didn't want to bear the expense. The responsibility mainly falls on the person managing the finances. For scheduled maintenance, the prioritization happens at the annual meeting. For emergencies, (luckily there have not been many) handling the emergency relies on the individual managing the finances. In a perfect world, a management company would provide a short term and long term plan and will work with the board. As a unit owner, it is your responsibility to bring your concerns or requests for work to the board. The reality is that all is contingent on available funds and/or special assessments.
