We are a Homeowners Association located Omaha, NE. I would like to compare our Maintenance cost per unit with others to see if we are in line. Below are characteristics and our Cost. I would like some feed back. Thank you.

Property Description

  • Origination 1972
  • Number of units per bldg - 9
  • Ranch units - 24
  • Two Levels units - 23
  • Number of Pools 2
  • Total Roof Heavy Shake Shingles 47 units
  • Flat Garage Roofs 23
Association Responsibilities: Exterior maintenance Roofs 11 year average per unit per year
  • Exterior Maintenance $327
  • Roof Maintenance $227
  • Pool Maintenance $259
  • Painting $128

You probably haven't gotten an answer because there are too many unknown factors. Your goal is unstated, but it appears that you are trying to see if the expenses are accurate or fair. 
 
As a quick analysis, for an 11 year average, from a proffessional standpoint, I don't think it is that bad. You're writing about $78 a month. 
 
It is often difficult to make such comparisons, because different associations have different structures, maintenance schedules and needs. 
 
Is the community well maintained? Are there volunteers for the board and committees? Are the costs reasonable and the work well done, in a reasonable and timely manner? Are the decisions the board is making toward maintenance reasonable, timely and good business judgment? To some people, this means bids for everything. In the real world, it means making sure that you bid the big things and are getting value for your dollars, making them work for you. 
 
It seems that your fees are reasonable, for the limited amount of information.
