What condo association rules best regulate exterior appearances?

  
  
  
  
  

condo association rulesOur condo association complex has just converted from co-op. Over years of no regulations, the outside of the units have been decorated by residents by 1) neglect 2) too many garden gnomes, and 3) nice plantings. Now we want to make the complex more cohesive in appearance, and in a way that doesn't create too many hard feelings.

I know of condo associations with draconian rules (you can't plant anything) and we don't want that. Some condo associations seem to find a nice balance between encouraging good care of outside space and not allowing--um--tacky. What regulations have you found to be effective? Thanks.

Here in Florida, the board has converted landscaping of plants to "Florida Friendly" for several reasons and factors. Water conservation & lowering maintenance cost. We consulted with our arborist/landscaper for several selections that we offer to the residents if they choose to plant. It maintains consistency within our community so there are no over the top plantings going on. Also, if they have a special request example would be a tree of some sort, we consult with landscaper to make sure the tree's root system will not compromise the sprinkler system or foundations or roofing ect..We also have them pay for the tree or work if it's a special request only. This system has worked very well in our community.

I will recommend you to have a meeting make sure that the majority agree to the changes and choose a variety of plants that accommodate your community, and always looking on the preservation and lowering the maintenance to control the expenses

If you are renting a Condo and you are still in the lease, and need major repairs. Can the owner ask you to sign an extended lease in order to make repairs? The repairs were supposed to be made once we moved in the Condo. Almost 10 months later we are still unable to use our garage, because it is smashed in on the outside and does not open properly and parts have fallen from the inside of the garage. Is this legal for a owner to ask us to sign another lease in order to fix this problem?

Does your state have a Condominium Act?? That and your by-laws should provide your answer or define the process you need to follow to obtain your desired end point.
