liensI live in a four unit condo building. The other four owners act as though rules do not apply to them, and they have no respect for others. We've never had a condo association meeting, they've never payed assessments, and all are in various stages of foreclosure. We have NO money in the bank and no building insurance policy. I elected myself president. I found that the condo association corporation is not is good standing, so I attempted to file the annual report online. The website required that I type in at least three members of the board. Do I type my name three times?  I want to get everything in order so that liens can be filed. YSYT7AFVAU7B

You can't file a lien on a property in foreclosure first of all! GAME OVER the time to do that is before the foreclosure. A lien is not a good way of getting payment either a FORCIABLE ENTRY AND DETAINERS IS... It allows you to collect 6 months at least in back assessments from the bank! When the property sells! The homeowner loses their right to possesion and they are removed by the city just like a foreclosure. The association then takes over the property and waits to hear from the bank or realtor it cant not sell till the 6 months are paid! No building insurance? good luck selling anything in foreclosure if that is the case no buyer would taouch that propery unless it was dirt cheap and then u risk investors that rent to garabage just my thoughts!

You should check with your State Secretary office to find out if your state has a Condominium Act in place. Most states do and that set of laws will provide you with the answers you seek. Most states have an ombundman in the state government to help condo problems.
