Condo building security - how break-ins affect association insurance

  
  
  
  
  

building securityWe've had a number of security issues over the past couple years at our condo association. We voted down cameras several years ago. Almost a tie vote. We have alot of workmen coming in and out of our building and the doors are continuously left open and anyone can walk in. Even though we've asked that the doors be kept closed, they are still being left open.

I just received an email from another owner that he was leaving our secure garage the other day and three men were standing outside the door looking up at the balconies that store the air conditioning units. There are trap doors from one floor to the next. Three stories in total. Easy access to the back yard which is about 25 feet deep and surrounded by thick trees. Very little can be seen from the street if someone were to come up and onto one of the balconies. This owner described the men "...standing on the sidewalk at the garage entrance. They barely moved aside to let my car pass. They continued to stare up at the North wall of the exterior of the bldg. They did not acknowledge me (nor I them). As I moved out slowly, they walked toward the open door (garage) as if to enter. I continued to look at them but they did not enter the garage as I moved on. They must have driven up on a motor bike (two had helmets) which was parked near the curb alongside our bldg. The owner told me today that three was another strange car also outside the building. He thought they were looking into the open garage to see if there were security cameras in it. We have lots of nice cars in our garage.

I just forwarded his email to the Condo Board and the property manager asking for a meeting concerning building security. I don't think this warrants a special meeting be called by five owners, but that the Board should just call a meeting to discuss. Hundred to one, the Board and property manager will blow this off and I'll never get a response. They've never reported to any of the owners any of the security issues we've had on site. Now we file police reports re this type of issue so that we cover ourselves since the Board ignores everything unless forced to do something.

My question here is: Can anyone tell me the reprecussions to our individual insurance policies and to our master policy if we have a break in or theft, rape, vandalism, etc. occur here and the Board's been notified and done nothing. There have been alot of car break-ins in this area recently. We lock doors both to the car and condo but the walls to the decks are solid glass and would be easy to break into even if the doors were locked.

Just a quick followup to my question which was published today. 
 
 
 
This incident with the men staring at the decks and into the garage happened at 5 pm on a Saturday afternoon. 
 
 
 
I have not heard one word from either the Board or the Property Manager nor received a response to my email 
 
 
 
Any info to the insurance question is much appreciated. The City we live in does have a high crime rate and we have a bus stop right at the front entrance to the condo building.

My first response would be to call the police for EVERY incident like this - suspicious person(s) seeming to case out the building. The more police calls to an area, the more police coverage in said area. 
 
Second, immediately write down any descriptions you can about the people and any vehicles that may be associated with them and keep this information for the police report and for future reference. 
 
Send copies of everything to the board (certified mail). Keep the records of the mailings. 
 
Call the insurance company for the Master Association and your individual policies and ask any questions you might have. This can be anonymous for just general information - w what-if kind of thing. 
 
If I can think of anything else, I'll be back.

Thanks. The police department is happy to write a report since we've had other strange incidents in and around our condo building. Talked to them yesterday finally.  
 
 
 
Insurance Policy. I emailed a request for this make an appointment to review our master policy - actually because our new agent wants to see it. 7 business days later -the Board has jacked me around, first the Board President responded with the word "verbiage". Then nothing for 6 days, then the property manager emailed saying she wasn't allowed to set up an appointment for me to view the policy. Just now I got an email from one Board member saying "email is not the way which I must request to see the documents, that it has to be certified, registered mail".  
 
 
 
They won't deal with security or talk to us, the minutes are minimal. Just makes one wonder what they are hiding that I can't even make an appointment at the property managers office like any normal person, and view the insurance documents. And hello, the law is they have to give me a copy and our By-Laws say the same.  
 
 
 
The more this Board acts strangely, the more several of us wonder what is being hidden here.  
 
 
 
Tomorrow, I am writing a certified, registered, return receipt request to the insurance company directly. Am done with this Board. Our rules and regs state we are not allowed to contact any vendor but the Board and Property Manager have denied me access. They will then try to fine me for contacting a vendor.  
 
 
 
This is so ridiculous. Condo boards have way to much power.
