How to determine condo association fees for different size units?


Question:

I belong to a 12 unit town home association. All of the units are 1,495 square feet with the exception of one unit that used to be owned by the owner/builder. This unit is approximately 2,400 square feet according to the tax record. We each pay $ 217.00 per month for HOA dues. Our CC&R indicates that the maintenance of the buildings and common area are to be shared equally.

My question is this; does it seem fair for all of the smaller units to pay the same cost for maintenance as the one larger unit? Can you all please let me know how your association determines what a small unit and what a larger unit pays and how you go about determining this figure. Thank you for your help.
