I own a condo in a large building with the parking underground next to the building. The garage has a separate ownership and each parking spot gets its own tax bill and you can buy and sell them like property. The garage owners spots pay a monthly cost. Can the condo association board of directors place an assessment on the garage owners for work that is necessary and what needs to be done gene

The Board certainly may assess the owners of each poarking space for their share of those costs. In this regard the parking spaces are a limited common area while the driving lanes and the structure are common areas.

I respectfully disagree with Charles. Separate ownership is the key here. As usual, depends on what the docs for each property say.

I live in a large 500 unit condominium in Maryland. We have indoor parking where the individual parking spaces are owned by unikt owners who also own units in the building. Eachparking space owner is charged a monthly fee for cleaning the indoor garage area and is assessed for amy required maintenqance of their space(s). This provision is in compliance with the Maryland state condominium act and with the bylaws. This is a very common practice throughout the country.
