Did you know that Condo Association Directors and Officer's Liability policies routinely exclude insurance related claims? This means that if a condo experiences a large claim and it is discovered that the association did not carry enough insurance on the building the Directors and Officers policy may not provide coverage in the event of a lawsuit. This means that if an association does not regularly update their property insurance to reflect increased values they do so at their peril.

Since insurance is such a complex area, all Boards should have a outside consultant in the negotiation and design of the policy. The term that you probably don't know what you don't know applies to the insurance arena. The consultant should not sell insurance and have adequate E&O insurance to help fill in your D&O policy.

i am condo owner am i obligated to have insurance on it and how much and i read that renter is obligated to buy insuranc
