How does condo association get consensus on choosing paint colors?

  
  
  
  
  
Our Florida condo association had a meeting in summer of 2010 to discuss paint options and approved paint colors for exterior of structure. There are 22 unit owners. Of the 22 owners only 4 owners have painted their property. The deadline is March 15, 2011. We painted three weeks ago and used the approved colors however, one wall is 2 shades deeper of the same color (minimal change). The deadline to paint is March 15, 2011. Question:1) If the 18 remaining condo owners are in agreement (they are in absolute agreement and prefer the color, is it possible for the association to call a special meeting to approve the other color? 2) Can the association put a lien on our property because of this?

i am on two condo boards, and frankly this is the type of b.s. which drives everyone nuts ! first off.... who are "we",? and why is a wall a different color? and "they are in absolute agreement and prefer the color" ? (which color ?) ??? my advice is to try it one more time, take a vote and agree on a color. if it is different from the origional agreed color, go with it. however, the condo owners who already painted should be reimbursed by the other 18 owners (not the assn.) as they will have to repaint. if you stick with the origional color, anyone who deviated has to repaint at their own expense. end of story.

This is an on going issue here. Seems there are no rules in place regarding paint colors yet the board maintains the right to approve colors. It has become simply a personal taste of board members, changing as members change. I would think color choices should be in place in the rules in order to maintain a cohesive look.

Our condo complex has the paint colors in the By-laws. To change them the by-laws must be changed. (which requires a majority vote of the owners)

There are two issue which seem to destroy unit owner common sense and neighborliness. One is the issue of the Pet policy and the other is the issue of decoration of the common areas. It appears to be an almost impossible task for the Council of Unit Owners of a condominium to maintain any degree of civility with their fellow council members while discussing either of these two topics. Common courtesy should rule but it certainly doesn't. I have no recommendation how to deal with these issues and would welcome any sensible proposal which would offer pertinent advice.

We recently got a new roof that we didn't need and until the old roof was removed, we had no idea the color of the roof would be changed from the original brown color to gray...possibly gray roofing material fell off the truck!! Well they put a gray color on our roof and we are the only 4 condos with this color. The gray roof has leaked since it was put on a year and one half ago and my 80 year neighbor still has 2 leaks in her condo. We didn't have a leak with the original roof but 3 out of 4 people have had leaks with the new roof and we are paying other contractors to fix the roofer's mistakes. Our original roof was under warranty for 9 more years as it was only 21 years old. The skylights we had might have lasted 50 years but the ones with a 12 year life expectancy will never last as they have broken seals already. The management company and HOA president thinks it is okay to go against an important bylaw and run down the price of our condos by putting in cheap items to replace expensive ones as the skylights removed would be $2500 because they have to be custom made today as they have so many upgrades no one stocks them. What kind of president of an association does this to his neighbors? I guess we have to let karma do what they usually do.

We just went through a paint colo decision for our walkways. They had been covered with carpet. Now they will be painted. The board voted. I believe this is what the statute requires. The owners, as many as could be contacted--a majority actually--were polled. The board unanimously decided and the rest at the open meeting agreed on the color. Hopefully the building color itself will be chosn just as easily.

I live in a condo in which the the secretary that works in the condo office is also an owner, her husband works in the same condo as a handy man and her niece seats in the board of dicrectors as the vice president, is this not a conflic of interest???
