Condo Fees Should Be Paid By Credit Cards

How come we're not all paying our monthly condo fees by credit card? Between the condo fees and assessments that I have seen over the past couple of years in my condo association; I would have had enough rewards points for a trip or two to Maui.

Although credit cards are not normally offered by property and community association managers, ACH payments are readily available. ACH stands for Automated Clearing House - the standard for automatically drafting funds from your bank account. I cant imagine credit card payments being too far behind ACH in their acceptance. As we get closer to a paperless society, electronic payments are inevitable. Especially for the larger repeating payments in our lives, like condo fees.

I just don't think the community association industry has accepted credit cards as a acceptable payment method yet. In a couple of states, credit card payments may be an issue - as service charges are illegal on condo fees, The average credit card processing fee is about 3% with a nominal transaction fee as well, which is usually about 30 cents or so, depending on the size of the transaction.


Credit Card Processing services may be available for your HOA or Condo Association. You pretty much just have to go looking for it and make sure its not an issue in your state.

Sorry, but I fail to see any where near a persuasive argument for going the credit card route. On the other hand, ACH is an obvious good deal for everyone concerned

I would personally love to pay condo fees and assessments with my American Express card. We just did an assessement, costimg me about $3,500 and I would have loved to earn the Amex reward points for that.

ACH is certainly the cheapest options at this point for HOA's. However, as the treasurer of my HOA, I would love to have the credit card option as a form of payment for homeowners with outstanding dues. It would help our HOA have the cash (minus the transaction fee) and save people money in attorney's fees, etc. in the long run.

<a>duespayment.com allows homeowners to pay their dues and/or assessments via credit card or e-check for a small convenience fee. The great part about this service is that there is no cost to the HOA or management company. To my knowledge they are the only company that works in this fashion. The parent company, Yapstone, also operates rentpayment.com which is HUGE and works the exact same way. I have used them for years and do earn enough points annually for a week in Hawaii. In my opinion, this is the only way to go.

The cost to the HOA for credit card processing become far to high. ACH processing is much more viable, and it can be done online. Our association is exploring the options withwww.directHOA.com. For a small monthly fee ($50-150 to the HOA), there is no additonal cost for the ACH payments recieved, and homeowners can set up their payments one at a time, or scedule recurring payments. I'm anxious to see how our building responds.

we use paypal to accept condo fees, it is also included with our billing service, freshbooks.com

with our online payment feature all of the fees are passed down to the resident who uses the service and the management company and association pays nothing. There is also no need for personal guarantees by board members.  
 
 
 
It is very important that if you are processing your ACH payments in house that this data is secured in your system. I just read where MA has passed legislation related to this and many other states have it "in the works". Just entering it in to a field in QB or another accounting program where various users can access it is no longer considered secure and opens the association up to fines.
