I am wondering how to get a copy of a condo associations docs. I am doing some market research pertaining to approved products for sound control underlays for flooring in condos/multi unit buildings throughout Florida. Who would be the point of contact in condos for this information

Go online to your county's public records. Through the years many condos make changes to bylaws, docs and rule & regulations, but they very often dont pass out to the community, and may owners have different documents. By law, you have to go by what is filed with the county.

All condo owners should have a copy of the entire condo documents. All you need to do is ask your HOA President or board members.

These sould have been part of your buyer's documents(re-seller's package). Your HOA should make these available. However, to play it safe it is better to go to the Recorder of Deeds and get a copy - this is the one registered in your city so you are sure to be getting the latest.

You may encounter problems in your study since each Condominium Association operates under their own unque set. Wjhile there may not be much variation one condo to another it may present a hitch in trying to develope a ybuversal marketing plan

Relating to your question I am a General Contractor that works on condominium units. The documents preparred by some condo associations specify the exact product to be used for sound insulation underlayment. In addition to the condo specifications you may want to verify with the local building department if the specified condo application meests the building department approval. In some cases there may be a conflict between the condo and the building dept. in such cases you must satisfy the building dept. requirments and than submit it to the condo board for approval.

are doucments being held away from the complex.weare taking them to court in n.j. tohave therecordsrestored to the complex.what takes precendt the laws of the state and the by-laws of the assoc. or the business judgement rule?

We live in a NJ-HOA association. My C&R have been updated through out the years. Updates have not been distributed to the homeowners as well the updates have not been recorded with the township. 
 
 
 
Have asked the HOA for the updates...as the do not reply to any emails

Condo owners in my bldg just received a special assessment bill for 18,000-27,000 dollars depending on the size of the unit. There was no consultation and no vote and there is no emergency! IS this legal- it means a 120% increase in the cost of condo expenses for 3 years? There are many retirees and many people who do not speak English living here. The cost is impossible for them to pay without getting a second mortgage or a loan.

Start bygoing to your HOA, but these (ByLaws and Master Deed) are on file in your County Clerk or Land & Deeds office. I agree with one of the comments above that you should have been given these at settlement. If you had them but no longer do, your HOA should be able to provide them.
