Hospital may buy our enitre condo association property

  
  
  
  
  

Does anyone have any experience with encroaching development potentially wanting your Condo Complex for their development? We are small - only 7 units. We used to be in a residential neighborhood, but the last 30 years businesses have moved into the area, pretty much leaving us the only real owner occupied Condo Complex in our immediate area. The biggest buy out was a large grocery chain 20+ years ago - back then owners were given a reasonable buy-out. We are also adjacent to a Hospital Zone - now a large Mega-Hospital chain has bought out the local Hospital. We just received notice a large 15,000 sq ft Cancer Treatment facility is going in on our small dead end street - literally next door to us. The City is of no help, since it means big money to them. We were also just going to do some big maintenance projects to the buildings. The Mega-Hospital has announced they would like further expansion in the future ( next 10 years) leaving our property up for a potential offer. I remember reading laws for Corp. take over of land were drastically changed during the last 10 years - not so good for owners an y more. Any advice ??!!

Is it a private hospital? If a government owned they might be able to force you to sell. Hold out and if the rest of the owners hold out they can't get it. Then when the price goes up and you think it worth while to move, go for it.

Do hold a discussion with all owners IMMEDIATELY.  
 
Above comments not totally accurate. You as a group will need to retain strong development attorney firm to protect your interest. 
 
The courts this past year upheld the taking of property in at least 2 states for private development which the local jurisdictions considered a necessary economic improvement.  
 
This is a critical to each of you situation as it will affect the ability to obtain new mortgages or to sell individual units.

Get an attorney pronto!  
 
You may have to leave your homes whether you want to do so or not.  
 
Make sure your atty has experience in this area already. There's only a few of you. You should be able to agree on what you want. Your homes, however, may be lower in value than you think. First of all, you describe the encroachment of industry and the hospital. Second, you have the general real estate debacle caused by years of deregulation.  
 
Get good advisors.

If it is business around you the price of land probable has gone up and not down.
