What do you need out of your condo association software system (aka HOA software system)?

Key condo association modules include the following:

* Accounts Reveivable,

* Accounts Payable,

* Financial Statements,

* Violations, and

* Homeowner self service

The market for condo association software / HOA software has dramatically improved over the past few years. Now, more than ever, there are specific condo association software / HOA software packages available. These range from enterprise solutions for large management companies to web-based packages for self-managed associations.

Yes, I would like to know what software is "state specific", i.e. it contains all that is required by the state, in my case FLORIDA.

I've never seen a software tool that is "state specific". Most of them have basic communication and financial functions. This allows the flexibility of the people to keep abreast of ever evolving laws in all 50 states. Our tool, TreeFree Online (http://treefreeonline.com/), is geared towards self-managed associations. We found the other tools on the market too complicated! I'd love to hear what others are using as well!

I'd like to see state-specific software. What a valuable thing that would be, along eith regulat updates of the state's condo laws. I wonder why no one has thought of producing it. It's bound to be a best seller. I expect we'll have such a product in the near future if software developers are as smart as we've been led to believe.

It is beneficial to use software that conforms to state regulations, but it is not necessary to find a program written specifically for your state. Most HOA / POA / Condo specific software vendors rely on their client base within each state to stay informed of any regulatory changes and it is imperative for the client to partner with a software provider willing to make quick modifications to stay in compliance.

Software comes in many different styles. We use "MyCommunity" from http://TampaAutomatedLogic.com which does everything short of the actually accounting for which they recommend using Intuit Quick Books. 
 
Their premise is that there should be open communication between the members/residents and the Board of Directors. Their system is fully web based so it can be accessed by anyone with Internet access. It is fully configurable and also provides all the bells and whistles that any property manager may need. Another big plus is that the community documents and business practices are maintained on-line and will never be lost when a community changes management companies or managers. Check it out, their site provides a fully functioning demo that you can use as a sandbox where you can play all you want!
