Who is responsible for upkeeping condo building common areas?

I share a laundry room with three other condo owners. This is done throughout our large community. Is there a way to find who is responsible for keeping the room swept and reasonably clean? Also, how can I petition for new washing machine and dryer? Thank you.

Most condos and HOAs contract for this type of laundry room cleaning service. If you have a management company, you should contact them IN WRITING by mail or e mail,state your problem and request a response. Contact your board the same way. If they don't respond, send a second request via registered mail to BOTH. Regarding the machines, most communities make a contract with a supplier of the machines and the contract governs when they will be replaced. The contract usually pays part of the proceeds to your HOA. Be patient and make the issues clear. You may also want to speak to the other users of the machines to keep the room clean and pick up after themselves. This is important. Good luck.

It sounds like a limited common area...you should clean up after yourselves and not wait for the maintenance company that could be on a weekly or even monthly schedule. Eneida.

We have one laundry area for 28 units, and we clean up after ourselves. There is a friendly little sign posted in the room informing unit owners of their responsibilities regarding the laundry room. Some owners don't follow the suggestions, but the rest of us realize life is just like that in communal living. Not everyone does their fair share.

Read your docs. Usually the HOA is responsible for COMMON AREA upkeep. In my MD condo community we cancelled all regular maintenance since we are struggling with $100K in HOA delinquencies for 40 units. Until the HOA delinquencies are improved ( the HOA may go BK ) the owners and tenants have to clean up after themselves. Some owners are great...others are pigs and dont do anything. We also use a W/D company, COINMACH for machines. They also give a % 0f washer/dryer coin revenues to the HOA. We were going to kick them out and get another company for W/D...suddenly they offer to install new machines after 15 years

I take it that you have stair wells, hallways going in and out of your building. Who cleans these? If there is a cleaning rice they should be cleaning the laundry rooms also. But then again the. Person who previously took care of our building hired a contractor to cute the grass, but he did not clean the steps or cut the bushes or the brush around the area. It needs to specify in the contract or thy will not do it on their wn. Check our paper work.

I have a similar common area, one washer/dryer unit per 8 condos. But my issue is with a broken down washing machine. I emailed the property management company president to let her know. She said she'd call the company who services them. Yet for the last (almost) 2 months it has not been fixed. I've been emailing them, and the board president and the on site property manager that this is unacceptable. I'm now getting no response from any of them and I don't know what else to do. I guess my next course of action is to write a certified letter to the board to have it fixed or I contact the State for them to intervene.  
 
Help!
