Common areas of the condo association or HOA property, such as stairwells, dividing and outer walls, fitness centers and rooftop gardens, are under shared ownership. Each unit owner holds an interest in these spaces.

In order to manage the maintenance and repair of the shared common areas, every condo development has a condominium association, also known as a unit-owners' association. The association board of directors is elected by condo owners and makes communal decisions in the interest of the community.

Thank you for this opportunity. I believe balconies, windows and sliding doors are also considered common elements when the board decides and the Association pays for repairs. is it right?

usually anything outside the 4 walls of the condo unit is considered common and should be maintained by the condo association

Is replacement of electrical circuit breaker located outside of the condo unit an association expense or individual owner's expense?

What can unit owners do when the Board decides to take common areas (parking spaces) as their own property, and even sell their unit with the claim of having two parking spaces? Lawsuits are very expensive and we have tried for two years to regain our common parking spaces for handicapped parking, visitor parking, etc., but they claim they own them with no proof of ownership. Sharing them with friends results in additional support for their claim. Please, someone, help.

I had an underground wire burnout. Is the repair of a underground electric wire located outside the condo unit the associations expense??? They said it is my responsibility.. And, the electric company has turned by electric off completely until it is fixed. Please help!!

I recently left a rented condo and the owner is trying to charge me $90 to repaint the outer door because he says I painted it, but I didnt how can I prove that this is common area/ get out of this charge I do not deserve? I think the maintenance crew painted the scrated areas of the door can you give me info/ a website if possible. Thanks!
