Can condo association require union-performed repairs

I recently moved into a 200+ unit condominium building in Illinois. Last week we received a summary of rules and regulations for construction or remodeling activity within our individual condominiums. One of these requirements is that any work must be performed by union contractors. Is it legal to have such a requirement?

If the union rates are comparable no problem. If not the board not looking out for the best interests of their members

I am from Chicago. We were Union and ate no longer. Who is your management company? As long as your contractor of "choice" meets insurance regulations and other requirements, it should not be an issue.

That's pretty strict-

I would think (as in our association of which I am one of the Trustees on the Board)that as long as the contractor is, and presents proof of, licensed with the state and has full insurance coverage, the company could perform work within the complex.

The unions have higher wages thus making bids on jobs higher than private contractors. This would drive up all costs relating to your complex. Sounds pretty crazy to me.

Think is illegal. My governing docs say that, while rules are established by the board, rules can be amended by a vote of the membership. Take a look at yours. The more I read these blogs I see some really wacko stuff going on out there in Condoworld.

I concur with Another Voice, licensed with the state and proof of insurance is a must. In addition you may consider checking with Better Business Bureau for how they are rated and if anyone had anything negative to say.

To have union contractors in the rules sounds like the rules were written by the union.

Oh ya, by the way, in a large metropolitan city like Chicago if the contractor is licensed and insured they are usually are a member of the union.
