Condo building has foundation damage

Question:

I’m in a terrible situation. My condo building has apparent foundation damage. Pretty much every indicator. External: bulging stucco, roof gaps, distorted lanai ceiling. Water intrusion, stairway pulling from wall, cracks in stucco & trim, door frame gaps & mold, cracked asphalt at ground level. Appearance of stucco absorbing water. Interior to my unit: cracking tile grout, cracking, raising, separating hardwood, cabinets separating from wall (one has a crack, INSECT intrusion, fungus under hardwood, raising baseboards, crown molding splitting in corners, nail pops in drywall, trim, crown molding, baseboards. Water marks on ceiling. Wall cable cords water calcification, window frame pulling from wall. The HOA will not take action. The unit attached had new floors & they are selling it. They don’t want visibility to the issue. Unit under them gutted to sheet rock due to mold, they are prob looking to sell when repairs complete. HOA knows this is expensive & won’t take action, people don’t want fees raised for issues not impacting their unit. What do I do? I’ve been going in circles with this since January. And have dumped prob about $3,000 since Fall into chasing refreshes & fixes for issues due to not realizing the root cause. Thanks for your help. I’m so exhausted and depressed about this in so many ways.
