Costs of a property manager and usual duties

I want to understand how a property manager works for our building, the usual duties; and the monthly cost that should be charged with some breakdown if possible. Right now we are doing it all ourselves. It's a 9-unit Condo at Hampton Beach. We are trying to get an idea of the costs.
