Do we need to designate handicap parking spaces?

Question:

I live in a small 34 unit condo complex in Massachusetts. The condos are 34 attached townhouses divided by 2 cul de sacs. Are we obligated under ADA to provide/designate any parking spaces in our small lot to any handicapped spaces?
