How to get a mortgage in an un-warranted condo building?

Question:

How do you get a mortgage for an "un warranted" condo building.  I am in Chicago and can not get an FHA loan because less than 50% of the condos are owner occupied even with 20% down payment from me.  Is there a way around this?
