Is Compliance Required for Small Condos?

We are a condo association comprised of 4 buildings, each 4 stories high and containing 32 units. There are visitors and delivery personnel that need to enter the building through the main entrance. So, does that make the Association responsible for ADA compliance, or Fair Housing Act compliance?
