Our condo board has decided to add keypads on the gates to and from the beach. Does this meet the definition of material alteration? The issue is twofold, its likely with the salt air, the keypads will lose functionality or rust quickly and the codes will have to be given to renters as the code will be changed weekly.
The board never voted to add the keypads nor was this put to a vote of the owners. This is extra overhead that someone on site will have to do to administer code changes and ensure all renters have the code. Since this was not voted on, it is also unknown how much money was spent on the keypads. The property is beachfront, so there are lots of vacation renters.
