The Association pulled up the wet corner to check for a crack (none) and set fans to dry it. While it was up the owner painted the slab with a sealer, then the Association paid a carpet professional to re-tack the carpet. My question is what if it happens again or gets worse?
We had a professional come and look things over inside and out. It was their opinion that it was ground water from the much larger than usual amount of rain this spring and pretty much everywhere was soggy. Our buildings (1 story on a slab) are 36 years old and according to a 24 year resident this has never happened before.
It's a little late to claim a problem with the slab. It appears to just be an act of nature. Who should be responsible for future problems? It does not seem fair that the Association should bear the cost for an act of nature.
Our by-laws do not address this problem. Any advice?
