Paying board to self-manage condo properties

Question:

We are a self managed condo community of 75 units, + 55 in the state of MA. We pay our Trustees $144 a month to manage the property. Now they want $216. Our average monthly fees are $249. I would like to suggest we pay then a % off the ave monthly fee, If you have a program of this kind can you advise how you pay the Trustees and if you give them a discount off the fee for managing the property.
