How to Prove a Resident is Operating a Home Business?

Operating a home business that receives visitors/clients is prohibited in our Declarations. We have a tenant we observe having non-residents visit on the hour two days per week. They say they just have family and visitors over. What proof, if any, is needed to terminate the lease (as per our Declarations)?
