Suitland, MD condo owner steaming over special assessment for balconies

steaming-mad-condo-ownerAbout 3 months ago, our management company decided to add a special assessment of $230, over a two year period, for all homeowners. It is supposedly for the repair of all of the balconies, and to pay the back balance of delinquent fees.

The total cost of the assessment equals a bit over a half million dollars. They completed the initial assessment of the balconies without consulting the homeowners. After the fact, the board called a meeting to discuss; however, it was clear the assessment was decided and the management company claimed there were no other options.

The balconies were to be repaired almost 30 years ago. Yet, here we are. They waited until the balconies seem to be in danger of hurting someone on the property and now they claim they must act. I dont understand why homeowners, such as myself who do NOT have a balcony, must be included. And, why are we paying the same amount as the homeowners with balconies?

Then there's the delinquent fees. If they continue to be delinquent, we will be in this situation again a few years from now.

In the meeting, the management company claimed they have taken every legal action, but something tells me otherwise. I could deal with an increase of $50 or even $100 dollars. But $230? There are people in this complex who are living on fixed incomes and can't afford this additional expense.

How can I be sure this is legitimate and not just them pulling some scam? Are there any written by-laws or directives that should be available for me to review?
