My fiance and I recently made an offer on a condo that couldn't be more perfect for our first purchase. This decision wasn't easy but we want it. We were elated to hear our offer was accepted. However now we are facing a huge problem. Apparently the [condo association](https://www.condoassociation.com/CondoAssociation/tabid/83434/Default.aspx) doesn't have the 10% in [reserves](https://www.condoassociation.com/blog/tabid/19257/Default.aspx?Tag=Condo%20Reserve) for our [FHA loan](http://www.hud.gov/buying/loans.cfm).  ln to be approved. Please help! Other than a 20% down payment of $40K (which we can not afford) Are there any other options? We are in CT, not sure if the laws are different here?
