Has there been any change or consideration of change to Florida statue that limits change of common area from common area to appurtenance (addition of balconies) that could be accomplished with less than 100% vote of unit owners? We are dealing with maintenance issues - water intrusion damage caused by deteriorating/leaking windows, balloon construction, and caulk at reveals/seams. Engineering reports support the argument that balcony additions and window replacements will correct the problems and give long term protection to the outside wall as well as add equity. Unit owner holdouts ( in some cases 1-2 owners) are blocking this plan. 100% unit approval is required for conversion (take away) of common area (balcony area) to individual owner use (balcony).
