Can over 55 community member sell condo to younger buyer?

I have someone that is interested in buying my condo, an over 55 community. He says it's for his mother. Do I have any liability for his actions once it's sold to him if he does not live up to the condo regulations, like renting it to someone under the age of 55, etc.? That is assuming he passes the condo security check and is interviewed.
