I live in a 12 unit condo. Governed by a five-person board made up by the same people for the past six or seven years. Only four of the units are "full time" residents, the other eight are second/vacation/rental units. Every 10 years the roof has to be replaced/repaired. This was done in 2003 and we received a notice from the management company that the roofing project would begin after the first of the year and that we must begin now collecting a monthly fee (in addition to our regular monthly condo fee) + a number of dollars for the next six to eight months to cover the roofing cost. My question -- are there State wide condo rules and regulations that I can research for an answer as to wether this is standard "condo" practice to pay for something before the job is finished?
