Our 100 unit complex has a full time maintence man paid for by our monthly fees. There is no written maintenance plan, no inventory of tools etc.. he just does what he feels like each day. On many days he is no where to be found. Frequently he is in private units doing work for them.... on our dime. ( I pay for repairs in my condo) I want some guidence to confront the current board to put some checks and balances in place where maintenance is concerned. The bldgs are filty and with a full time employee the property should be pristine. This is a Florida complex .
