When people buy a home with cash do they receive anything like a bank would or must they request it? Banks always get a disclosure letter that has things like litigation or future assessments is this automatic for cash buyers? Is it the Realtors responsibility to get all this information for the cash buyer?
We had a couple buy with cash and didn't know there was ongoing litigation and had to pay their share of the settlement. Then these same people put their unit back on the market for cash buyers only knowing that there was a new suit going to be filed. They sold and the new people came into the same thing with litigation happening.
