Airbnb disrupts Chicago condo living


Question:

I purchased a condo in a relatively quiet high rise in downtown Chicago last summer. The building has very strict rules regarding rentals with a minimum lease term of one year and vacation rental sites like Airbnb are absolutely NOT allowed. (I'm a huge fan of that rule.)

The unit next to mine was vacant for the first 6 months or so after I purchased my unit. Then, a couple months ago, I heard some construction going on as if the unit was being prepared for someone to live there. A couple weeks later, I ran into a group of what looked like college students going into the unit - it was a Friday night and they were pretty intoxicated (they were carrying cups of alcohol around the building with them). I shrugged it off as the new tenants moving in and having a housewarming party.

Since then, it's been terrible. The building is concrete and I've never heard any of my other neighbors, but every day it's something new from this one: blaring music, loud fighting, strong smells of pot, doors slamming, and parties that go until past midnight. Here's the thing - in nearly four months, I've never seen the same person come in or out of the unit twice. I'm convinced that the owner is renting the unit out to vacationers - I've even found a discarded luggage tag in the middle of the hallway in front of the door. However, a search of Airbnb has come up empty.

I've let the manager know a couple times but they haven't done anything. They routinely check Airbnb but don't check other sites. What should I do? Are there any other popular sites like Airbnb that the management company might not be checking? Or even better, any ways to find out easily if this address is being used on any of them?
