Can HOA charge pool memberships to non-owners?


Question:

We are a self governed HOA that is a non-profit status. We have 230 units with a large clubhouse and 2 pools at the clubhouse (adult and family pools). We have a neighboring townhome property of 90 units that does not have a pool. I was wondering if we offered a non-voting HOA membership to use our pool and clubhouse, charging 300.00/year, would doing this effect our non-profit status? All proceeds would be used for pool and clubhouse upgrades for our communities.
