Why should Chicago owner pay assessment for others balconies?


Question:

condo_balcony_in_chicagoI live in an 18 unit condo in Chicago there are 3 floors, those on the first floors (6 units) do not have a balcony, just a concrete slab.

There are 12 units with balconies. These 12 units have been cited by the city of Chicago for violations due to lack of maintenance, etc.

We just hired a management company, and they are in the process of taking bids, however, it is my understanding that everyone all 18 units are responsible for a special assessment to pay for these balconies.

Why should those of us (6) who do not have the pleasure of a balcony pay for a new balcony when all we have is a concrete slab.

The balconies are connected in anyway to the floor above them, meaning there is no vertical posts holding the 2nd floor to the 1st, or the 3rd floor to the 2nd.

To me, it is unfair, we cannot use those balconies as they are considered limited common areas. Thank you.
