Has anyone had experience changing their CC&R's to make homeowners responsible for their own repairs? We have six (6) units at the beach, front-back house situations and some owners take great care of their own homes and others let theirs go. Most of the owners have been here for years and the HOA has been loosely run. Being at the beach, everything deteriorates and the HOA dues are much too low to cover maintenance. In the past, a Special Assessment was made for painting, etc. Also, the back houses have no yards or patios, no curb appeal and are 2/3 the size of the front houses. The dues are the same for all houses. California
