Do condo buildings in planned communities have their own common elements?


Question:

 

Our development is a mix property planned community. Our condos are under the North Carolina Condominium Act. The Condos sit on HOA common space. Are they required to have their own Condo common elements or Condominium Property that they must maintain themselves. They pay assessments towards the maintenance of the HOA which maintains all common areas so they are paying their share and are happy with that. 
Must the HOA deed land over to them for condominium property? Brevard North Carolina
