How can a 6 unit association in NJ break a tied board election vote?


Question:

question-markWhat is the NJ law concerning tied votes in board member elections for all three positions of president, treasurer and secretary, when there are only 6 units and six votes?  

One candidate for president is a long term full time resident and the other candidate is a part time resident who  is in the process of selling their home.

The exsisting board combined the position of treasurer and secretary, which is also held by a part time resident.
