Limited common elements quiz...


Question:

Decks and Patios, who pays for maintenance, who pays for replacement? In our fewer than 50 unit town home development, these are Limited Common Elements, along with steps and walkways to individual units. Unit owners are responsible to maintain and replace these elements on an individual basis. However the association determines who, when and how the work is done. How does your Condominium treat these elements? Our Docs were set up this way, is there a better way? In one perspective, these items were lifted from the Reserves requirements for replacement, but the management is ponderous (determining which deck needs to be replaced or power washed, maintaining uniformity, etc). What are you limited common elements, and how are they managed?
