Problems with property managers

Question:

We are not happy with our property management company.  They don't do a good job cleaning or managing workers.  However we still are locked in with them for a year and a half.  Do we continue on or do we break the contract?  It seems like there are no really good management cos our there.  They all start off good and then service gradually goes down hill.  Switching may be a waste of time?
