Last year our condo association insurance company agreed to coverage only if all dryer vents were cleaned out. Since that time, only a small portion of the owners paid for the cleaning. There is nothing in our by-laws that require owners to clean their dryer vents, but the Board is trying to enforce it by threatening fines. Two questions: 1. Can the Board make a "Rule" that requires owners to pay for dryer vent cleaning? If so, wouldn't it have to be voted on at a Board Meeting? 2. Are we in default of our entire policy for not fulfilling this provisions or would only fire claims be denied if related to dryer build-up?
