What is the right compensation for a Florida condo association manager?


Question:

I am president for small, four unit condo association outside of Fort Myers, FL. I handle what in essence are the property manager duties, schedule contractors, and with illness of our treasurer. I will take over paying of the bills. The other two units are rentals from out of town owners, so they being involved in day to day condo duties doesn't work. I've done this for six years unpaid; what would be a fair amount to be paid for these kind of duties (president/property manager/treasurer) since I am no longer am doing this for free and I suspect getting an outsider to do it would be cost-prohibitive. Our dues are $375 a month; hence $1,500 a month for master liability and hurricane insurance, water and sewer, pool maintenance; minor landscaping; outdoor lighting; termite protection and quarterly exterminator.
