Our HOA is located in the county of Essex, in the state of NJ.
We have a total of 12 units, there has never been a capital contribution from our members, who have been living here for over 10 yrs. They just want to pay maintenance and nothing more.
The HOA is finally trying to build a reserve account and we've asked each homeowner to contribute $100 per year for the next 3 years. (Yes, $100 per year, a total of $300). It isn't much, but its a start.
Another issue is that some owners do not want to follow our rules. We require a storm door and these owners refuse to have them installed to comply.
so I guess the question I have is, how do I get these owners to comply?
Thoughts?
