Renters with large and problematic dogs in SC condo


Question:

We have a renter (1 year lease) that has dog/dogs that are urinating on the common property (stairs, carpets and in the lava rock around the pool) that creates an odor.

They also run around in their small 3rd floor condo creating issues with the unit below as well as barking during our quiet hours (12-5am).

The owner has not been there since prior to 1995 and will not break the lease, although it only says one dog, and they have been late paying the rent.

The dogs are very large and create fear in anyone near them. We are all concerned that they may not only bite an adult but a child would be in severe danger. Is there anything we can do?
