Should we be additional insured on owner's insurance policy?

Question:

In New Jersey can an owner reserve common area space on our condo property for commercial purposes.  He owns a home improvement company and is have a job fair / reception.  What if there is a accident on premise?  Couldn't this put our insurance premium at risk?  Should we ask for additional insured on his policy>
