Who repairs light fixture - condo association or developer?

Question:

I live in a gated 55 and over community on Long Island NY.  The units are two homes under one roof.  When we each purchased (new) from builder, if we wanted a light above our garage (outside ), then we had to purchase the light fixture builder was selling. The builder installed them as the unit was being built . Should light break down after the first year warranty, who is responsible for light? The Unit owner or the HOA?
