In New York state, are condo associations required to present certified financial statements at year end to the board of managers?
Does the board have the right to tell the homeowners to keep them in good condition, and fix rotted wood so the community looks good? There is nothing in the bylaws except that they are the homeowners' responsibility.
Can a superintendent buy an apartment where he works?

I live in a condominium, and just received a letter from my condominium board with a requirement that 80% of the area of the unit (with exception of kitchen and bath) must be carpeted.
Since then I have continued to have leaks in 3 different areas of my apartment, and now mold has grown in the ceilings.
